Can a foreigner buy in Magic Village?

In practice yes, and that is what most Brazilian clients do. Note that Florida has specific legislation restricting property purchases by certain foreign principals connected to so-called foreign countries of concern, with particular rules for agricultural land and for parcels near critical infrastructure or military installations, plus additional restrictions relating to China. Buyers must sign an affidavit at closing. Eligibility and the ownership structure, personal or through a U.S. entity, must be confirmed with a U.S. attorney and accountant before signing.

Do I need to travel to the U.S. to close?

Not necessarily. Many clients close remotely, with electronically signed documents and remote notarization when the title company accepts it. Visiting first is advisable, but not a requirement.

Can a Brazilian get financing?

Some lenders do finance foreign nationals, typically with 30% to 35% down and higher rates than residents get. Terms change often and depend on the lender and your profile. Daniel introduces the lenders his clients have recently closed with, and you negotiate directly with them.

Can I rent short-term and still use the home?

Yes. Magic Village is zoned for short-term rental, and the owner blocks their own dates on the management calendar. The higher the season you block for personal use, the lower the year’s revenue, and that trade-off goes into the simulation.

What taxes do I pay on the rental?

There is annual property tax, local lodging taxes and a U.S. income tax filing on the rental result, plus your obligations in Brazil. Specific figures depend on the county, the ownership structure and your situation. Daniel refers accountants who serve Brazilian clients, but tax advice comes from them.

What if I want to sell in a few years?

Magic Village tends to resell well precisely because it is small and sought-after, but a sale involves costs, withholding tax for foreign sellers and time on market. Plan the exit before you buy; Daniel also handles the sale when the time comes.
